Bought by two Spokane brothers for grandkids
DAVENPORT – Grandview Ranch, a 1,125+ acre property with a northeast high-bank border overlooking the Spokane arm of Lake Roosevelt, has sold for $3.2 million to two Spokane-based brothers who reportedly wish to use the ranch as a retreat for their family and grandkids to enjoy.
The ranch had been owned by three friends based in Palouse under the business name Lakeview Orchards, Inc. The three friends went to Washington State University together many years ago and have been trying to sell the ranch for 10 years, according to Fay Ranches Inc. broker Bryon Clarke and managing broker Paul Valentine.
The previous owners, whose names were not disclosed by Clarke and Valentine or located in Lincoln County Assessor records, or known by several local contacts of The Times, installed a log gate at the entrance of the ranch, developed all-weather roads through the property, built two wells and inserted underground electrical and phone service connections.
One three-bedroom, two-bathroom house is on the property, which was divided into 52 parcels for the sale but sold in its entirety. The property is bordered by state land.
Gobs of wildlife have been seen on the ranch like bear, cougar, moose, elk, deer, turkey and quail. Hunting, fishing, hiking, biking, snowmobiling and horseback riding opportunities are on the ranch.
Part of the property is farmed for wheat and used for cattle by Dirk Jacobsen's family, and Clarke and Valentine said the new owners plan to continue allowing use for farming. The Jacobsen family only knew one of the previous owners by a last name, they said.
The sale was finalized July 1 to H & S Land Company LLC in Spokane. The two brothers' names were also not disclosed by Clarke or Valentine or known by local contacts of The Times, nor were they in Assessor records or Washington state business records available online.
Fay Ranches, which is based in Bozeman, Montana, handled the sale. The business specializes in selling ranches and large outdoor-centric properties with an emphasis on selling to buyers who intend to use the properties in full, instead of developing into individual lots. Clarke and Valentine said they had listed the property for about a year before it sold.
They said the new owners may build another cabin or shed on the property, but plan to use it as a retreat location for their families and 11 grandchildren, a bird hunting and pheasant growing location and a wildlife preserve for the area flora and fauna. Both owners are still reportedly working, though they are nearing retirement age.
The owners first showed interest "when snow was still on the ground," according to Clarke and Valentine, before the sale officially closed July 1.
Grandview Ranch is accessible by going up Highway 25 to Egypt Loop Road before turning right on Bozeel Road.
